We’re always interested in promising land opportunities. We are seeking to acquire 100 sites over the next 5 years primarily in - but not limited to - Central and Greater London, The South East and South West, West Midlands, Essex and Hertfordshire. Our team work quickly and professionally, and are interested in sites with or without planning in urban or rural locations.

2017 is a busy and ambitious year for our Land Team. Our goal is to acquire 100 sites over the next few years in order to bring PegasusLife developments to new locations in the UK.

The company was founded by Oaktree Capital Management, a substantial American private equity house with approximately £80bn under management. Oaktree allocated an equity pool of up to £300m, which has been significantly enhanced by a £450m debt facility provided by AIG. The company now has the strongest financial backing in the sector. As a result, our Land team are able to make quick decisions and deliver within short timeframes with no third party funding required. Generous introductory fees will be paid when appropriate.

  • Central London
  • Greater London
  • South East
  • South West
  • West Midlands
  • Eastern (Essex & Hertfordshire)
  • Key northern towns - Cheshire Triangle, Harrogate, Newcastle and York
  • Plus any other desirable locations around the UK

Site requirements:

  • Minimum GDV of £15M
  • Site must have the potential to appeal to people aged 55 or over
  • Sites suitable for residential development of 15 plus residential units or 20,000+ sq ft.
  • Urban and suburban. (Rural in only some circumstances)
  • City centre locations: prime and secondary prime areas only
  • 800m maximum level walk to shops including a post office, chemist, doctor’s surgery and supermarket or convenience store
  • Population of 20,000 within a 5 mile radius and nearby public transport

  • Local storey heights 3+
  • Many of the sites we look at are offices/factories, redundant garages, nursing homes, large houses in big plots, Public Houses, Hotels and disused car parks. Conversion projects will be considered.
  • Potential for 30,000 to 100,000 sq. ft.
  • Local traditional detached housing to be selling for £400k+
  • With or without planning permission
