Rental Terms

Below are the details of the terms that make up PegasusLife’s rental policy.


CHECKS

We conduct a number of checks as part of letting process. These checks require you to provide the following: You’ll need to carry out credit and reference checks. This required referencing criteria includes:

  • evidence of your address history for the last three years
  • evidence of your annual pension
  • medical questionnaire completed by your doctor
  • a credit and reference check

If you’d prefer for a solicitor to act on your behalf with regard to the above criteria, please provide us with their contact details.

Once the checks have been made and the references approved, the tenancy agreement will be drawn up and signed by all relevant parties.

The contract will state your responsibilities and what you can expect as a tenant.

A solicitor can act on your behalf.

SECURITY DEPOSIT

A refundable security deposit is required to cover the cost of any fixtures or fittings that are damaged during the tenancy. This will be held in a tenancy deposit scheme.

The deposit amount is the equivalent of a month’s rent and is required prior to moving in. For smokers and pet owners, a security deposit equal to two months’ rent is required (pet owners must also have a pet license granted by the managing agent)

There will be an inventory report detailing the condition of the fixtures and fittings will be made and signed by both the landlord and tenant.

All apartments are let unfurnished, so the inventory will include fittings such as lights, kitchen appliances and surfaces.

Your move-in day will be set out in your tenancy agreement. The stated date will also be the day of your first rental payment, from which your holding deposit will be deducted.

TENANCY

The tenancy type offered by PegasusLife is an assured tenancy agreement. The minimum rental term is twelve months. The tenancy agreement will work on a twelve-month rolling contract. To end a tenancy, you need to give one month’s notice.

PegasusLife developments are managed by a not-for-profit management company, Helicon. Unlike owners of a PegasusLife development, tenants do not hold shares in this management company but will have an equal say in how decisions are made during their tenancy.

There is a Handyman service available for, up to four hours to be used within 30 days of moving in. This service is primarily to be used for minor fittings like curtains and rails.

The same rental terms apply for making good at the end of the tenancy.

The removal service is not included as a complimentary service but customers are invited to use this at an additional cost of £2,250 plus VAT.
Your straightforward monthly fee includes everything from garden and building maintenance and insurance, to parking and Wi-Fi access. And, most important of all, our 24-hour emergency help and call alarm system plus four hours worth of handyman service.
