Reporting to the Land and Planning Director, this role will be key to the ongoing success of the Land, Planning and Design Team who are tasked with achieving our ambitious growth plans.
The Land Manager will be responsible for acquiring development land that will enable us to build unique, relevant and inspiring apartments. For us it is a journey like no other, from the day we first discover a site, to moving in day, and beyond.
Working with a network of established contacts, our Land Managers will identify and evaluate sites to ensure they meet our specific requirements. The role involves responsibility for due diligence and preparing a proposal for submission to the Board including coordinating input from the Planning, Development, Finance, Design and Sales & Marketing teams. A key aspect of the role involves instructing and managing solicitors as well as ensuring relevant legislation and regulations are met.
The role involves working to budgets and adopting a commercial approach as well as having a clear understanding and appreciation of the importance that design and the ultimate customer experience play in the overall process.
Using strong negotiating skills you will secure favourable outcomes and build solid relationships. As part of the PegasusLife Group you will work collaboratively to achieve results. Making presentations, summarising key data and communicating effectively at all levels is crucial.
This role will primarily focus on buying land in the region covering North London, Northern Home Counties and up into East Anglia.
What We Are Looking For
To be considered for this role you will have a track record as a Land Manager and a network of contacts in the geographical area. You will have an undergraduate degree or equivalent, or a professional qualification such as RICS or RTPI.
Whilst a planning qualification is not essential, an excellent understanding and experience of the planning process is important.
We are looking for someone who has previous experience of negotiating land acquisitions up to the value of several £m and a proven track record of achieving land acquisition targets. They will be highly numerate and used to managing budgets. As well as having good knowledge of Microsoft Office and preferably, Google G-Suite.
Excellent networking and negotiation skills combined with a good business understanding and strategic thinking skills are a must. Making sound decisions must come naturally, as will the ability to influence and persuade others.
Finally, our successful candidate will be able to communicate in an open, honest and simple way, keeping people (both internal and external) regularly informed of progress. They will consistently look for ways to improve and encouraging the innovation and creativity in others. Seeing the big picture they will will consistently look for ways of increasing value and make a major contribution to the success of the team.
Location, Salary, Benefits
This role comes with a competitive basic salary and bonus, alongside a benefits package including car allowance, enhanced annual leave, life assurance, Healthshield, and a contributory pension.
It will be based at our Head Office in Winchester, although there may be a requirement to work in our Ringwood office on occasion, as well as ad-hoc travel to our other offices and sites. This role will focus on land purchase in a region covering North London, Northern Home Counties and up into East Anglia.
