New Home Sales Manager - South Coast

We are looking for an experienced New Homes Sales Manager covering our three magnificent developments located in Poole, (www.acesandbanks.co.uk, www.woodlandscanfordcliffs.co.uk & www.the-landing.co.uk).

The Role

The aim of the New Homes Sales Manager covering these developments is to create a sense of delight in our customers as they discover the lifestyle that we can offer them through purchasing one of our properties, and then proactively follow this through to sale completion.

You’ll be responsible for the entire sales cycle, and as you would expect, this is a role which has clear sales and conversion targets. Initially you will need to achieve these through off-plan selling and home visits, and once the sites are completed, you will work from the show apartment..

What We Are Looking For

Expectations of our New Homes Sales Manager are high and you’ll rely on your previous experience of selling new homes and achieving sales targets to help you meet them. You will also be familiar with off-plan selling, and able to use the technology that we will provide to support you in doing so.

Marketing Manager

The Role

This reports into the Sales & Marketing Director and is there to support the Sales & Marketing team through both the provision of accurate data and analysis and overall direction of PegasusLife’s marketing effort.

You will have the ability to work with complex information and a naturally analytical mind to interpret data enabling us to understand our customers and make even better business decision; and an excellent record of online and offline marketing. You will help bring the marketing offering for PegasusLife to its full potential, and you will excel at building excellent stakeholder relations.

You will, amongst other duties, create marketing plans and budgets; manage relationships with external agencies; manage the Sales & Marketing database to monitor and report back on progress of campaigns and produce user friendly reports and analysis to drive future marketing activity; and ensure our corporate identity is maintained and promoted throughout all marketing media. You will also monitor competitor marketing activity to ensure we remain at the forefront of the sector and report on this to the board for each of our developments.

It is crucial that you build an excellent understanding of our current and potential customers to enable you to create marketing collateral that will really work, that our customers can engage with. You will improve our lead generation and work alongside your sales colleagues to coordinate marketing campaigns with sales activities. You will develop creative and compelling new campaigns, and undertake post-campaign analysis. You may also be required to assist in large scale events, which could be anywhere in the UK.

The Role

As the Head of Operations you will ensure the hotel style services we provide our owners embody our category breaking approach to retirement living and reflect the brand which clearly demonstrates our passion for customer centricity in everything we do. You will develop the concepts and propositions of the customer experience into an operationally ready delivery model.

You will work with the Customer Experience Director to identify and source the best of the best approaches and from that, the providers of food and beverage operations, Spa and wellness services, as well as other in home services that can deliver and enhance the living experience that makes the most of owning a PegasusLife apartment.

You will put your passion for service into action through consistently identifying better ways of delivering the proposition and creating a culture of continuous improvement and a strive for excellence in not only our outsourced providers/suppliers, but also our own management teams.

Setting performance levels for those providers in the form of KPIs/Service level agreements and managing their performance, you will also lead in researching innovative customer service approaches and seek to apply them at PegasusLife.

Ensuring the brand is reflected in the people providing the service as well as the standards set, you will design and establish the leading edge processes we need to provide the intuitive and considered services that talk clearly to our brand.

You will stay ahead of the game by continually improving our approach including feedback and service insights . You will build processes to allow services to flex and be constantly in tune with our customers aspirations.

Responsible for developing and managing the budget for this area of the business, you will produce and analyse labour ratios and costs. On a day to day basis, you will reflect our ethos and enthusiasm, setting an example and demonstrating role model behaviours in all that you do.

Ensuring the team are fully trained in our cutting edge technology and buildings and that they are instinctively driven to “think customer” is a vital part of your role.

The role is crucial to drive PegasusLife’s sales, ensuring that our properties sell in the timescales we have proposed, and ensuring our customers have everything they need to make the life enhancing decision to purchase one of our homes.

You will achieve our sales targets and be equally as passionate about great customer experience as you are abou sales. You will also be a good role model for our Sales Managers, and will work with them to achieve or out-perform our sales targets.

You will ensure accurate and timely reporting is carried out and presented to the Board, and will be very confident with IT, including Google systems (or keen to learn new systems).

You will be a confident communicator, as you will need to inspire your potential customers, as well as your Sales team, and will need to build great working relationships with colleagues in other departments, and external experts such as estate agents and solicitors.

Senior Land Manager

The Role

Reporting to the Senior Land Director, these new roles will be key to the ongoing success of the Land Team who are tasked with achieving our ambitious growth plans.

The Senior Land Managers will be responsible for acquiring development land that will enable us to build unique, relevant and inspiring apartments. For us it is a journey like no other, from the day we first discover a site, to moving in day, and beyond.

Working with a network of established contacts, our Senior Land Managers will identify and evaluate sites to ensure they meet our specific requirements. The role involves responsibility for due diligence and preparing a proposal for submission to the Board including coordinating input from Planning, Development, Finance, Design and Sales & Marketing Teams. A key aspect of the role involves instructing and managing solicitors as well as ensuring relevant legislation and regulations are met.

The role involves working to budgets and adopting a commercial approach as well as having a clear understanding and appreciation of the importance that design and the ultimate customer experience play in the overall process.

Using strong negotiating skills you will secure favourable outcomes and build solid relationships. As part of the PegasusLife Team you will work collaboratively to achieve results. Making presentations, summarising key data and communicating effectively at all levels is crucial.

What We Are Looking For

To be considered for this role you will have a track record as a Senior Land Manager and a network of contacts in the geographical area. You will have an undergraduate degree or equivalent, or a professional qualification such as RICS or RTPI.

Whilst a planning qualification is not essential, an excellent understanding and experience of the planning process is important.

Previous experience of negotiating land acquisitions up to the value of several £m and a proven track record of achieving land acquisition targets is required.

You should be highly numerate and used to managing budgets. A high level of IT skills combined with a zest for learning new things is important.

With highly developed planning and organisational skills, you will have the ability to manage high workloads, work under pressure and prioritise effectively to meet deadlines.

Excellent networking and negotiation skills combined with a good business understanding and strategic thinking skills are a must. Making sound decisions must come naturally to you, as will the ability to influence and persuade others.

Team PA (All of Us)

As our business develops, we are now turning our attention to revolutionising the standards of care provision in the UK, to specifically address this fundamental need within society we have established a new division called All of Us. Our aim is to break the mould of traditional institutional care homes and deliver best in service care for older people and their families, adopting a truly person centred approach using the ‘Butterfly’ model of care. All of Us will particularly emphasise on being at the forefront of dementia care and have partnered with Dementia Care Matters (www.dementiacarematters.com) to attain our ambition of becoming ‘the most admired care home provider for older people in Britain, specialising in dementia care’.

Efficient administrative support is one of the key factors in being able to offer true value to our residents and due to the growth of the organisation we looking to recruit an experienced and efficient PA to provide support to the senior team.

The Role

This role is to provide efficient and proactive support to the senior All of Us team to ensure the smooth running of the office through a mixture of administrative tasks, secretarial duties and information management.

The Team PA will assist the Directors on a day to day basis across a wide range of administrative tasks including all aspects of diary management to plan and schedule meetings ensuring all room bookings and technical requirements are catered for, manage telephone and email correspondence marking all urgent/critical messages for immediate attention, processing of invoices and expenses.

It is essential to always be one step ahead of the Directors by ensuring they are prepared for meetings in advance and are provided with the appropriate briefing notes, agendas, reports etc and are informed of upcoming commitments and responsibilities. There will be a requirement to attend meetings to take minutes and to produce and distribute an action list, following up with progress updates as needed.

It is crucial to maintain an efficient and methodical electronic filing system ensuring that appropriate, accurate records are kept up-to-date and archiving as needed. Ensuring confidential & other sensitive information is kept secure.

As part of the role, the Team PA will carry out ad hoc research and provide management information as requested, assisting in the preparation of key reports to agreed deadlines, including drafting and formatting briefings and presentations. Collecting together and processing all the relevant information and carrying out analysis are all essential parts of the role.

Being a team player is critical as you will be part of a cohesive team who support each other on a daily basis, covering for fellow support staff in general office duties to provide holiday cover and smooth running of the office is expected.

Our expectations are that the Team PA will have excellent verbal and written communication skills who is very IT literate with good working knowledge of Adobe Photoshop and Adobe InDesign. Salesforce Analyst

The Role

The Finance & Systems Team manage the day to day financial operations, strategic financial decision making, company reporting and monitoring, and company technology and communications, contributing to the company’s ambition of becoming the most admired provider of housing for older people, particularly by ensuring that we are seen as value driven and built to last.

The Salesforce.com Analyst will report to the Information Systems Manager and be the first point of contact for all Salesforce.com users across the company including the Land,

Development, Sales & Marketing and Finance teams. With background in a Salesforce.com support role you will be focused on providing an exceptional support service to users, including creating and distributing training materials, remote and face to face training - so travel to our developments will be essential.

Day to day the Salesforce.com Analyst will administer, maintain and develop the systems to ensure it meets the requirements of the business and continually improves. Data cleansing and system maintenance will be an ongoing priority.

Analytics will feature heavily in this role, utilising standard salesforce reporting and dashboard functionality and external applications (extracting data to sheets and presenting in Google Sites). Strong data manipulation skills will be critical to the success of the role.

The Salesforce Analyst will have the ability to produce ad hoc dashboards and reports for the senior management, often working under pressure to tight deadlines.

There is a need to meet regular deadlines which may require occasional overtime and we appreciate flexibility on this.

Head of Property Asset Management

The Role

Reporting into the Estate Management Director this new role will be a key member of the Senior Management team within the Property Management side of the business. The Head of Property Asset Management will have overall responsibility for ensuring that the property portfolio of PegasusLife is maintained to the highest of standards whilst ensuring that our residents are accorded value for money through the procurement process.

Primarily the role will be looking at the Hard FM aspects of the portfolio working closely with the Finance, Development, Construction and Customer Experience teams to ensure that our developments are delivered with the appropriate systems in place to support the ongoing operation of the schemes.

The Head of Property Asset Management will work with the finance team on budgeting for service charges and have responsibility for delivery against these for the areas of operations within their remit, as well as setting budgets for existing and upcoming developments in respect of estate requirements pre-service charge.

Using strong negotiating skills you will secure favourable contracts for all building services as well as monitor ongoing service levels. Within your area of responsibility you will ensure that each site is compliant with relevant legislation and is consistent with best practice guidelines, including all aspects of health and safety. Where necessary, you will appoint surveyors and consultants to produce long term capex plans.

It is essential to be conversant with Landlord and Tenant legislation relevant to works in residential properties, notably the requirements of Section 20 consultation in respect of qualifying works and long term agreements and you will work with the property administration team ensuring the company is compliant with this legislation.

As part of our customer service proposition, the Head of Property Asset Management will work closely with the onsite management teams to meet with owners to swiftly and effectively resolve any escalated queries or concerns. You will recognise the need for sensitivity, but act with urgency to provide a solution that beats our owners’ expectations and supports the building of our brand.

Responsible for Energy Management you will procure utilities contracts and provide a link between energy and the maintenance of the related M&E infrastructure ensuring the buildings energy consumption operates efficiently. You will arrange for the direct billing of heat supplied by communal HHWS where appropriate.

Another key responsibility will be to provide advice and expertise on the building operational strategy at the design/planning stage of a development in regard to the provision of facilities, as well as developing the strategy with our development team for the formal ‘handover’ at the completion of each phase of the project.

What We Are Looking For

To be considered for this role you will have extensive property management experience at a regional level, handling landlord and tenant issues. You will be degree educated and a Member of the British Institute of Facilities Management (MBIFM), Chartered Institute of Building (CIOB) or Royal Institute of Chartered Surveyors (RICS). You will hold a NEBOSH or IOSH accredited qualification in Health & Safety.

To excel as Head of Property Asset Management you will be proactive with the ability to think ahead to the longer term. A customer centric approach and solution focussed outlook are critical to brand integrity as you will realise the impact that ongoing issues can have on PegasusLife. Highly organised by nature with a good eye for detail and trust in your own judgement you will be self-driven and able to work to pressurised high profile deadlines.

With the ability to demonstrate strong financial and analytical acumen coupled with previous experience of setting/controlling high value operational budgets you will deliver business goals by being an effective decision maker. You will be a skilled and confident negotiator with the ability to agree favourable terms and conditions on contracts with suppliers and consultants.

As an effective communicator you will be able to quickly establish productive working relationships with colleagues, customers, stakeholders, suppliers and consultants to drive performance improvement. Our customers are buying into a lifestyle, not just purchasing bricks and mortar, so you’ll be used to talking to people to understand their needs, pointing them in the direction of how our developments can exceed their expectations and positively influencing their decisions. Your excellent knowledge of the local area will be an important part of this, as will your analytical, decision making and problem solving skills. Expectations of our new homes sales managers are high and you’ll rely on your previous experience of selling new homes and achieving sales targets to help you meet them. You will also be familiar with off-plan selling, and able to use the technology that we will provide to support you in doing so.

The experience of our customers will be your focus, so you will have excellent communication skills and be able to build strong relationships using an energetic, positive and professional approach. You are also respectful when dealing with our partners and your colleagues. Our philosophy of improving, evolving and positively challenging the norm and ourselves will already be a part of your day to day life. Motivation is important and you’ll be able to work on your own initiative, but also contribute to the wider PegasusLife team.

Location, Salary & Benefits

OTE is £40k and we offer an excellent benefits package including 25 days holiday. We are always looking for excellent people to work with us as we develop our newly acquired sites. Our Portfolio shows the sites we have under development and we would like to hear from you if you feel you have the skills and experience we require and wish to join a vibrant team at an exciting point in our growth plans. The roles will also involve attendance at our Winchester office on occasion (at least quarterly) to meet up with the rest of the team.
